Rockwall, Texas – The newly constructed, elegant apartment complex known as Royalton at Discovery, situated in the bustling Rockwall Technology Park, has been purchased by Bonavente Realty Group LLC. Finalized recently by SWBC Real Estate LLC, the sale shows the growing demand in premium homes in the Rockwall area.
Public documents from the Rockwall Central Appraisal District show the property’s valuation at $44.2 million, even though the precise conditions of the sale are yet unknown. A team from Marcus & Millichap Institutional Property Advisors—including Drew Kile, Joey Tumminello, Michael Ware, and Taylor Hill—who represented SWBC in the transaction, arranged the acquisition. Bonaventure Realty’s representation has not been revealed.

With 295 units spread among three-story buildings, the Royalton at Discovery offers a mix of one-, two-, and three-bedroom configurations. The flats range in size from 650 square feet to 1,560 square feet, therefore accommodating a range of renters. Reflecting the high-end facilities and modern architecture of the complex, monthly rental charges range from $1,395 to $2,540. Since it opened this year, the complex with a current occupancy rate of 93% has showed excellent leasing performance.
“Rockwall’s limited supply of new rental units and its strong demographics have been why these properties have performed so well,” Stuart Smith, chief operating officer at SWBC Real Estate, said in a statement, per the Dallas Business Journal.
Smith attributed the complex’s appeal to Rockwall’s rising need for rental property as well as the caliber of the community facilities Royalton at Discovery provides.
Apart from its large apartments, the Royalton at Discovery offers conveniences meant to fit a busy and comfortable way of life. These feature an outdoor gaming area, a modern fitness center and a resort-style pool and cabana. These elements support a lively community where people can experience the best of modern living in an exciting surroundings.

Rockwall itself has grown somewhat noticeably over past years. One of the fastest-growing places in the United States, the city’s population jumped an anticipated 6.5% between 2022 and 2023. The possibilities within the 550-acre Rockwall Technology Park, which draws both corporations and residents equally, help to partly explain Rockwall’s growing attraction. Situated close to important residential areas, the Technology Park is currently a center for business and community growth that gives Rockwall residents access to superior living quarters as well as job possibilities.
The Dallas Express noted a significant breakthrough in the Technology Park earlier this year when a fuel cell manufacturing company said intentions to fund a new facility there with $160 million. With its 22 acres, the intended manufacturing site—supported by $40 million in U.S. Department of Energy grants—is expected to greatly advance hydrogen and fuel cell technologies in the United States. Living in the Rockwall area appeals even more with the upcoming facility offering additional employment and economic improvements.

The recent sale of the Royalton at Discovery points to Rockwall’s increasing draw for real estate investors. The city’s low inventory of contemporary rental properties combined with a fast rising population point to a strong market for premium real estate. Now owning Royalton at Discovery, Bonavente Realty Group will gain from this great demand and Rockwall’s consistent economic expansion driven in part by Technology Park construction.
Demand for luxury homes in Rockwall reflects larger patterns in Texas, where population increase and growing employment prospects have changed the housing markets across the state. With a combination of spacious contemporary apartments and lifestyle-oriented conveniences, the Royalton at Discovery captures this demand for more upscale, handy rental choices. Such homes will probably draw people looking for a well-rounded living experience near their workplaces and leisure activities as the neighborhood develops.
Currently, Bonaventure Realty Group offers a highly occupied, well-maintained property in an area likely to stay popular for years to come into the Rockwall market. The Royalton at Discovery represents not just a noteworthy real estate purchase but also a turning point in Rockwall’s development from a little community to a hive of business and residential activity. Both locals and investors are looking at Rockwall for its bright future in Texas’s always changing scene as new companies and sectors settle here.
