Dallas County, Texas – A well-known multifamily developer is scheduled to demolish Addison’s Midway Square Shopping Center to create room for a large new residential and retail complex, in what appears to be a bold action that marks the continuous change of suburban retail spaces. Leading real estate company Chicago-based AMLI Residential Properties LP has released plans for the complete overhaul of the eight-acre site at 14833 Midway Road.
Confirming that demolition activities at the shopping center might start as early as the first quarter of 2025, AMLI Residential will open the path for the massive AMLI Treehouse development now under construction next to the site. The concept emphasizes a major change in urban design approaches by supporting mixed-use projects combining retail facilities with residential living.
Developed in the 1980s and once pulsing with prominent restaurants and nightlife venues like Jaxx Steakhouse and Midway Point, the decision to buy and then demolish the Midway Square Shopping Center signals a turning point for the neighborhood.
August 29 marked the completion of the purchase of the property; Younger Partners’ Ben McCutchin and Sam Kartalis handled the transaction on behalf of AMLI and the seller, VVI Inc. Although the deal’s financial details are still unknown, the Dallas Central Appraisal District lately assessed the acreage for about $993,600.
AMLI’s vision for the site is expansive and community-oriented. The projected AMLI Treehouse complex is set to include12,500 square feet of retail space, 3.7 acres of lush greenery, 16 rental townhomes, 26 for-sale townhomes, and 165 luxury apartments. This development is not only a housing project, but also a reinvention of community life with a strong focus on open spaces and easily accessible business venues.

With final completion projected by July 2027, the extensive project seeks to welcome its first occupants in the first half of 2026. Featuring 570 apartments, 30 rental townhomes, and 56 for-sale townhomes, the completed construction will reflect the rising trend towards dense, amenity-rich living environments in suburban settings.
The project also has an environmental component whereby four heritage live oak trees are preserved and relocated, therefore highlighting the developer’s dedication to sustainability and community aesthetics.
“Redevelopment of Midway Square unlocks numerous community benefits and completes the town’s vision for the burgeoning Midway South neighborhood,” Robert Lapp, vice president of development at AMLI Residential, said in a statement, WFAA reported. “The mixed-use community will offer plentiful green space, desirable destination retail and outstanding housing choices.”
Owned by Morgan Stanley’s real estate investment company, PRIME Property company, AMLI Residential is somewhat well-known in the housing sector and owns and runs 78 apartment buildings across the nation. This covers several Dallas-Fort Worth area properties. The company has enlarged its office space at Addison’s Liberty Plaza, therefore strengthening its commitment in the area.
